The LÖWENTOR new building project comprises the construction of a residential and commercial building directly on Emmendingen market square. The modern architecture with attic storey and inviting arcade is based on the surrounding buildings and adapts to its historical surroundings both in terms of the building structure and the color concept of the facade. With its high arched entrance, the LÖWENTOR harmoniously combines the classic market arcade with stores and coffee house flair with contemporary city apartments. In addition to meeting the requirements for a KfW Efficiency House 55 (GEG), the building also fulfills sound insulation regulations and has efficient ventilation technology. The exterior walls are thermally insulated using a composite system. A total of 38 residential units are available in the LÖWENTOR. The 1- to 4-room apartments, each located on the 2nd and 3rd floors, are between 27 and 111 m2 in size and some are barrier-free. The building is supplied with heat and hot water by a heat pump to cover the base load in combination with modern gas condensing boiler technology to cover the peak load. The landscaping of the communal areas includes lawns, trees and hedges, as well as a children’s play area with a sandpit, play equipment and benches.

Emmendingen is located in the southwest of Baden-Württemberg, around 15 kilometers north of Freiburg im Breisgau. The large district town has around 29.647 inhabitants and is part of an administrative community with the neighboring municipalities of Freiamt, Malterdingen, Sexau and Tenningen. Nestled between the foothills of the Black Forest and the Kaiserstuhl hills of the Rhine plain, Emmendingen is surrounded by varied nature in one of the warmest regions in Germany. The well-developed infrastructure not only includes schools, shopping facilities and medical care, but also links to public transport and the road network. Yes, there is a minimum rental period of 12 months. After that, the lease can be terminated with a 3 months notice period.

The deposit to be paid in three net rents (the net „cold“ rent plus utilities can be found in the rental agreement). There are no processing or agency fees.

The deposit needs to be transferred to the landlord’s secure account according to § 551 Paragraph 2 BGB.

Yes, the lease contract includes an index-linked rent. The rent is determined by the price index for the living expenses of all private households in Germany, which is determined by the Federal Statistical Office.

The property does not include car parking spaces. Covered bicycle parking spaces are provided.

Fiber optics from Telekom and Vodafone are provided.

The keeping of pets has to be checked case by case and requires the approval by the landlord an a side letter to the lease contract.

There are no basement rooms provided. However, the majority of apartments have a storage room in the apartment.

The team of Müller Merkle Immobilien GmbH is in charge of the letting. From the signing of the lease and for the handover of the residential units, the property management is responsible.
